Moving to Schwyz
Schwyz • German • Updated August 2026
This Schwyz guide helps newcomers understand the key first steps for settling in the canton, including Gemeinde registration (Anmeldung), permits, health insurance, taxes, housing, and official local resources.
Schwyz is one of Switzerland's lowest-tax cantons and the centre of central Switzerland's wealth corridor. The canton wraps around the southern end of Lake Zurich — the Höfe district (Wollerau, Freienbach, Feusisberg, Pfäffikon SZ) — and continues south to Schwyz town and Einsiedeln. The Höfe communes have some of the lowest income and wealth tax rates in the country, which has drawn senior finance, sports and entertainment-industry residents from Zurich for two decades. The canton's other half — Schwyz, Brunnen, Einsiedeln — is much more rural-Swiss and culturally a different world.

Taxes in Schwyz
At an indicative gross salary of CHF 100,000 (single, no kids), the combined federal, cantonal and municipal income tax in Schwyz works out to roughly 14.0%. Second-lowest tax canton. Wollerau and Freienbach on Lake Zurich are popular — but rents reflect it. Cantonal child deductions and family allowances apply on top of the federal allowance — for an exact figure for your household, use the official cantonal calculator linked above. Your real tax bill depends on the commune (each sets its own Steuerfuss / coefficient), your civil status, Pillar 3a contributions and any BVG buy-ins.

- FreienbachLake Zurich shore, low taxes
- KüssnachtLake Lucerne, balanced option
Housing & rent
Schwyz's rental market splits sharply by sub-region. The Höfe district (Wollerau, Freienbach, Pfäffikon SZ) has chronically tight supply and a premium-rent profile — a 1-bedroom in Pfäffikon SZ sits well above the cantonal average and lakeside houses sell at Zurich Gold Coast prices. Inner Schwyz (the town of Schwyz, Brunnen, Küssnacht) is meaningfully cheaper. Most expats arrive through employer relocation into the Höfe rather than finding a flat themselves on the open market.
Health insurance
Adult standard premiums in canton Schwyz on the standard franchise are among the lower in Switzerland, reflecting a relatively young, high-income population profile. The canton has one premium region.
Local insight: Schwyz
Schwyz's economic story is almost entirely a tax-attraction story. The Höfe district — Wollerau, Freienbach, Feusisberg — has for two decades attracted senior Zurich finance, hedge-fund and family-office staff, plus a long list of professional athletes and entertainment figures, specifically for the canton's very low cantonal income tax and famously light wealth tax treatment. Pfäffikon SZ has grown into a real secondary financial-services hub (Lombard Odier, several reinsurance offices, hedge-fund admin firms), and Zurich HB is 25–30 minutes by S-Bahn. The rest of the canton — the town of Schwyz, Brunnen, Einsiedeln — is much more traditional rural Switzerland, with the famous Einsiedeln abbey, dairy and cheese production, and a much lower population density. The cultural gap between Wollerau and Einsiedeln is wider than most newcomers expect.

Very limited rental market. Car is practically required for most communes.
First-90-days checklist
- If you're targeting the Höfe district, expect employer relocation to handle the search — open-market searches in Wollerau and Freienbach are very hard
- Register at the Einwohnerkontrolle of your SZ commune within 14 days (each commune runs its own counter)
- Apply for your permit at the Amt für Migration Kanton Schwyz
- Pick a KVG insurer within 3 months — Schwyz is in the lower half on premiums
- Open a Swiss bank account — Schwyzer Kantonalbank (SZKB) is the local default; UBS and PostFinance work everywhere
- Get a ZVV abo if you commute to Zurich (Höfe communes sit inside the ZVV south-shore S-Bahn network)
- Above CHF 120k gross, file a regular Schwyz tax return — the canton runs its own e-filing system
- If you receive equity comp or have substantial wealth, get advice early — Schwyz's wealth-tax treatment is one of its main attractions and the rules reward specific structuring
