Moving to Zurich

ZürichGerman • Updated August 2026

This Zurich guide helps newcomers understand the key first steps for settling in the canton, including Gemeinde registration (Anmeldung), permits, health insurance, taxes, housing, and official local resources.

Zurich is Switzerland's economic engine — the largest canton by population and the country's financial, tech and insurance hub. UBS, Swiss Re, Google's largest engineering office outside the United States and the SIX exchange all sit within the canton, and roughly a third of residents hold a foreign passport. The city's tax burden is middle-of-the-pack for Switzerland, but lakeside 'Gold Coast' communes (Küsnacht, Erlenbach, Zollikon) bring it down sharply for higher earners. The real shock for newcomers is the rental market: the city's vacancy rate has sat below 0.1% for years.

Taxes in Zurich

At an indicative gross salary of CHF 100,000 (single, no kids), the combined federal, cantonal and municipal income tax in Zurich works out to roughly 21.8%. Zurich uses a relatively flat municipal multiplier (~119% in the city). High earners benefit less from communes outside the city. Cantonal child deductions and family allowances apply on top of the federal allowance — for an exact figure for your household, use the official cantonal calculator linked above. Your real tax bill depends on the commune (each sets its own Steuerfuss / coefficient), your civil status, Pillar 3a contributions and any BVG buy-ins.

Top communes to consider

  • ErlenbachPremium rents but among canton's lowest tax
  • WinterthurBest value-for-money for ZH commuters

Housing & rent

Vacancy in the city of Zurich has been near zero for several years — among the tightest in Switzerland. Expect group viewings with 30–50 other applicants and submit a complete dossier on the spot (Betreibungsauszug, three payslips, employer reference, permit copy, short motivation letter). Gold Coast and Pfannenstiel-side communes run 15–25% above equivalents in Winterthur, Dübendorf, or across the border in AG (Baden, Wettingen).

Health insurance

Adult standard premiums in canton Zurich on the standard franchise are the national mid-range. The city itself is in premium region 1, outer communes fall in region 2 with slightly lower premiums. Children under 18 are billed at roughly a quarter of the adult rate.

Local insight: Zurich

Zurich's labour market is the deepest in Switzerland — finance and insurance around Paradeplatz, pharma R&D in the Schlieren biotech cluster, and a tech sector that pulls in Google, Meta, Disney Research and the ETH spin-out belt. The flip side is concentration: if you work in finance you essentially have one city to choose from. Families typically gravitate to right-bank lake communes (Männedorf, Stäfa, Meilen) for schools and lower municipal multipliers, while singles and dual-income couples target Kreis 3, 4 and 5 for nightlife and tram access. The catch is that desirable neighbourhoods — Seefeld, Wiedikon, Wipkingen — turn over slowly and through word of mouth, so a personal network matters as much as your dossier.

Watch out for

Apartment hunting is brutally competitive. Start 3+ months early and bring a full dossier (Betreibungsauszug, payslips, references) to every viewing.

First-90-days checklist

  1. Build your rental dossier before you land: Betreibungsauszug (order from your previous commune or wait until first registration), three payslips, employer reference, permit copy, photo, one-paragraph motivation letter
  2. Register at your local Einwohnerkontrolle within 14 days — Stadt Zürich uses online appointments through stadt-zuerich.ch/persoenliches
  3. Apply for your B / L / G permit at the Migrationsamt Zürich
  4. Pick a health insurer within 3 months (compare on priminfo.admin.ch) — cover backdates to your arrival
  5. Open a Swiss bank account — ZKB has the densest branch network in the canton; digital options like neon and Yuh open in minutes from your phone
  6. Get a SBB Halbtax or GA — Zurich commuters almost always come out ahead with a GA if they ride more than ~3× a week
  7. If your gross is over CHF 120,000 (single) you'll file a regular tax return even on Quellensteuer — keep Pillar 3a, training and commute receipts
  8. If you have school-age kids, contact the Kreisschulpflege of your commune as soon as registration is done — placement is by Schulkreis, not parental choice

Frequently asked questions

Where in canton Zurich do residents pay the lowest tax?
Communes like Kilchberg, Küsnacht, Zollikon and Erlenbach on the Gold Coast have some of the canton's lowest Steuerfüsse, well below the city of Zurich itself. Across the border in Zug, Walchwil and Baar are even lower again — use the compare tool to see the take-home difference at your salary.
Is the city of Zurich the same as canton Zurich for tax?
No. Your tax bill depends on the commune you live in. Living in Winterthur, Dübendorf, Uster or one of the lake communes means a meaningfully different Steuerfuss than Zürich Stadt — sometimes worth several thousand francs a year on a mid-range salary.
How hard is it really to find an apartment in Zurich?
Hard. Vacancy in the city is essentially nil and viewings routinely attract dozens of applicants. Plan three months, attend in person where possible, and bring a complete dossier — landlords almost never call back applicants who submit anything incomplete.
Do I need German to live in Zurich?
Most international employers operate in English and city services have English options, but anything outside the international bubble — landlords, doctors outside expat practices, kindergarten admin, the Migrationsamt counter — runs in Swiss German. Plan A2 within your first year and B1 if you want a C permit later.
Are taxes really that different between Zurich and Zug?
Yes. On CHF 150,000 gross, the take-home difference between the city of Zurich and a low-tax Zug commune like Walchwil can run into several thousand francs per year. The exact number depends on your civil status, kids and Pillar 3a — the compare tool models it.
